Investor FAQ – Deluxa Properties

What type of properties do you invest in?

Only commercial units (office spaces) in Business Bay and other high-demand business districts.

How does the  co-investment structure work?

  • Investor owns 50% of the title deed

  • Deluxa Dubai properties owns 50%

  • Investor provides 90% capital

  • We provide 10%

  • Investor’s 40% loan to us is secured by collateral

  • Investor receives interest on given loan of 40% plus monthly principal payment.

  • Investor owns 50% of the title deed

  • Deluxa Properties owns 50% of the title deed

  • Investor provides minimal 50% of capital

  • We provide minimal 10%

  • Optional if there is a Investor’s loan. That portion is fully secured by collateral on our title deed share. And the Investor gets interest on the provided loan together with principal payments.

  • Profits are split 50/50 after obligations

Is my investment secured?

Yes.
Your loan is secured by collateral on the property.
Your 50% equity is directly in your name on the title deed.

How do returns work?

​You can earn money in three ways:

  • Rental profit (50% share)

  • Capital appreciation (50% share)

  • Optional yearly interest on the provided loan together with principal repayment yearly until the loan is paid off.

What happens if the property is temporarily empty?

  • Interest and principal accumulate (you will still receive them once the property is rented out)

  • Service charges are paid upfront by the investor

  • Once the unit generates income again:

    • Biggest part of cash flow goes to clearing arrears

    • Part of cash goes to Deluxa Properties depending on the share of the property owned.

    • After arrears are paid, normal 50/50 profit split resumes

Who manages the property?

Deluxa Properties manages everything — renovation, leasing, rent collection, maintenance, reporting.

Can I exit early?

Yes.
You may sell your 50% ownership share, or we can sell the property jointly.

Do you manage multiple investors per property?

  • No.
    Each project is a private co-investment with one investor.

How do I track performance?

You receive access to a private investor dashboard showing:

  • Cash flow

  • Expenses

  • Interest repayments

  • Tenant status

  • Project updates

  • Contracts

  • Documents
